New Jersey's ANCHOR program is putting money back into the pockets of homeowners and renters across the Garden State. The state's Department of Treasury has begun distributing property tax relief payments for the 2025 fiscal year, with amounts reaching up to $1,500 for eligible homeowners and up to $700 for renters. How much can you get?

  • Up to $1,000 if your income is between $150,001 and $250,000.
  • No payment if your income exceeds $250,000 or if the property isn't your primary residence.

Renters also qualify, with payments of $450 for those 64 or younger, and $700 for those 65 or older as of December 31, 2025. This tiered approach ensures that relief is targeted to those who need it most, while maintaining transparency in how public funds are distributed.

If you're a senior who didn't file a state tax return or missed out on previous credits, you may be eligible for an additional $50 benefit. This extra support is part of the state's effort to bolster financial security for older residents.

Automatic payments and deadlines

Many residents didn't have to lift a finger. The Division of Taxation sent ANCHOR Benefit Confirmation Letters to more than a million citizens, allowing them to process their applications automatically. If you received one of these letters, you didn't need to do anything—unless you needed to update your bank account, correct property details, or report ineligibility. Those changes had to be made before the September 15, 2026 deadline.

For those who didn't get an automatic letter, the regular application period is still open. You can apply online through the Application for Property Tax Relief until November 2, 2026. This is also the route for new residents or those who've had a change in family situation. You can choose to receive your payment via direct deposit or a physical check, though paper checks are only processed through the mail.

The program, officially known as Affordable New Jersey Communities for Homeowners and Renters, is designed to help residents cope with the high cost of living. As financial institutions suggest, it's wise to regularly check the official state portal to track the progress of your payment.

Protecting yourself from scams

With any government relief program, there's always a risk of fraud. Security experts warn residents to be cautious of unsolicited calls, emails, or texts asking for personal information in exchange for ANCHOR benefits. The state will never ask for your Social Security number or bank details through these channels. Always verify any communication by contacting the Division of Taxation directly.
