New Jersey homeowners have a firm deadline approaching: November 2, 2026. That's the last day to apply for property tax relief through the state's ANCHOR, Stay NJ, and Senior Freeze programs. Missing this date could mean forfeiting thousands of dollars in assistance, so it's worth checking your eligibility now.
The ANCHOR program, which stands for Affordable New Jersey Communities for Homeowners and Renters, offers up to $1,500 for homeowners earning $150,000 or less, and $1,000 for those earning between $150,001 and $250,000. Renters can claim $450 if under 65, or $700 if older, provided their income doesn't exceed $150,000. To qualify, your primary residence must have been in New Jersey as of October 1, 2025.
For seniors aged 65 and older, the Stay NJ program provides even more substantial relief—up to $6,500 annually. This benefit covers 50% of property taxes, but it's contingent on state budget approval for fiscal year 2028. Payments are scheduled for February and May 2027. To be eligible, you must have lived in your home for all of 2025 and have a gross income under $200,000. Renters and mobile home owners are not eligible for this particular program.
Meanwhile, the Senior Freeze program protects long-term homeowners from rising property taxes. If you've owned and lived in your home since at least December 31, 2022, and meet income limits ($168,268 for 2024, $172,475 for 2025), you can lock in your baseline tax rate. This program also extends to mobile home owners facing site fee increases.
Marita Sciarrotta, Director of the New Jersey Division of Taxation, emphasized the importance of the deadline. "Online submissions are processed within three weeks, but paper filings take twelve weeks," she said. "We urge residents to file well ahead of time to avoid any delays."
To apply, you'll need to gather your property tax bills, your NJ-1040 tax returns for 2024 and 2025, and any ANCHOR confirmation letters you've received. The application is done through the official portal, which also lets you check your eligibility for all programs at once. If you need help, the state helpline is 1-888-238-1233, or you can track your filing online.
It's important to note that while you can receive benefits from multiple programs, the total cannot exceed what you actually paid in property taxes. So, if you're eligible for both ANCHOR and Stay NJ, you'll get the higher amount, not both in full.
For many Latino homeowners in New Jersey, especially those in communities like Newark, Elizabeth, and Paterson, this relief can make a real difference. Property taxes in the Garden State are among the highest in the nation, and these programs are designed to ease that burden. Don't let the deadline slip by—check your eligibility and apply before November 2.
If you're also dealing with other financial pressures, you might find Florida homeowners facing insurance costs a useful comparison. And for those with college-bound kids, New York families can claim $400 per student with a similar tax credit. But for now, focus on New Jersey's deadline.
Remember, the clock is ticking. Submit your application online or by mail before November 2, 2026, and secure the relief you're entitled to. Your household budget will thank you.
